The skilled nursing sector has been rebounding the past several years, with record average prices paid and a record number of high-priced transactions over $100,000 per bed. Even though these expensive facilities use a SNF license, they are often referred to as post-acute care facilities, transitional care facilities and by other similar names. Some of these already have a high Medicare census, and in others the buyer is assuming they can expand the Medicare census, with cash flow increasing significantly. In the meantime, there is still an active market for the “average” skilled nursing facility, under the theory that the number of beds is not increasing but that demand will increase for the next 30 years.
