NORWALK, CT –June 8, 2016- Irving Levin Associates, Inc. will host an important webinar— CCRCs and Independent Living Communities: Buying, Selling and Valuing —on Thursday, June 23, 2016, at 1:00 PM ET. The webinar is part of the Interactive Webinar Series.

CCRCs were perhaps the hardest hit seniors housing asset class during the Great Recession, but they have rebounded in both occupancy and cash flow. Independent living communities average higher national occupancy rates than assisted living, but development interest in the IL product has lagged behind that of assisted living and memory care. Independent living prices set new records in 2014 and demand is strong, but there is usually little supply in the acquisition market. Historically, a large portion of CCRC sales have been distressed, but when the good ones come to market, they can be the most expensive seniors housing sales ever.

Jeffrey Sands, Managing Principal at HJ Sims and moderator of the panel, will pose topical questions such as: Who wants to buy CCRCs; What differentiates an IL buyer from a CCRC buyer; Whether IL cap rates should be as low or lower than multifamily cap rates; How to value an entrance-fee CCRC vs. a rental CCRC; All things equal, whether a rental CCRC is more or less valuable than an entrance-fee CCRC; How important having assisted living and/or memory care in an IL community is; and whether it is just distressed CCRCs that are on the market and why. Our panel of experts will include Allen McMurtry, Executive Managing Director, Cushman & Wakefield, and the rest to be determined.

“CCRCs and Independent Living Communities: Buying, Selling and Valuing” is expected to generate an informative discussion. If you’re interested in this topic, then you do not want to miss the webinar on Thursday, June 23, at 1:00 pm ET.

Irving Levin Associates, Inc. To Host Webinar, “Assisted Living and Medicaid: Will it Harm a Great Product?”
NORWALK, CT – May 25, 2016 – Irving Levin Associates, Inc. will host an important webinar— Assisted Living and Medicaid: Will it Harm a Great Product?—on Thursday, June 2, 2016, at 1:00 PM ET. The webinar is part of the Interactive Webinar Series.

When purpose-built and professionally managed assisted living burst on the seen 25 years ago, consumers were starved for the product. It became the hottest development product in seniors housing within a few economic cycles, and in its early life it became an upscale alternative to old skilled and intermediate care facilities. Then Medicaid waivers came into existence for assisted living, and some of the new properties had a Medicaid census up to 20% or higher in some states. From a state government budget perspective, assisted living saved the state money as a cheaper alternative for appropriate residents than a nursing facility. Old nursing facilities that can’t compete in the subacute/rehab skilled nursing market may be turned into a modern Medicaid ALF. What started as a private pay product may evolve into a state-funded product, at least for some percentage of the population.

Stephen Monroe, Editor of The SeniorCare Investor and moderator of the panel, will pose topical questions such as: Which states we will most likely see a growing Medicaid presence in assisted living; The impact on consumer demand as assisted living evolves; The likelihood of SNF conversions to Medicaid ALFs and what that means for values; What will happen to Medicaid rates for assisted living, especially as the influence of Managed Care grows in seniors housing and care; and how lenders will respond to a change like this in the market. Our panel of experts will include Jerome E. Finis, CEO, Pathway Senior Living, Joel Mendes, Senior Vice President, JLL Capital Markets, and Severine M. Petras Wells, CEO, Priority Life Centers.

Find out how you can invest in this surging senior care market.

The majority of skilled nursing facilities were built 40 or more years ago, and in many cases, they are showing their age. Should you modernize these older properties, add a new subacute wing, knock them down entirely, or do nothing?
Stephen Monroe, Editor of The SeniorCare Investor and moderator of the panel, will pose topical questions such as: What have others done to their 40-year-old facilities? How much should you invest in upgrades? What alternative uses may be available for older SNFs.
Our panel of experts will address these topics and more—as well as answer any pressing questions the listeners wish to submit. Our experts include: Alice Katz, President, The Vinca Group; Mordy Lebovics, Vice President, Asset Management, Cascade Capital Group LLC; and Steve Levin, Senior Vice President, Omega Healthcare Investors, Inc.

NORWALK, CT – February 17, 2016 – Irving Levin Associates, Inc. will host an important webinar— 2016 Senior Care M&A Outlook—on Thursday, February 25, 2016, at 1:00 PM ET. The webinar is part of the Senior Living Business Interactive Webcast Series.
Get a sneak peek at the upcoming 2016 Senior Care Acquisition Report.
For the last two years, there’s been a record number of seniors housing and care mergers and acquisitions. But with development increasing, and occupancy levels at some of the large companies declining in 2015, questions have been raised whether we have reached a peak in the acquisition market. Values could stabilize or even decline. This has important ramifications for senior care investors and lenders, and especially developers, who have a much longer lead time.
Stephen Monroe, Editor of The SeniorCare Investor and moderator of the panel, will pose topical questions such as: What are the new pricing acquisition stats for 2015; what’s the market outlook for 2016; who’s buying and why, where have all the big transactions gone, and whether the financing market will remain buoyant.
Our panel of experts will address these topics and others—and answer any pressing questions the audience wishes to submit. Our experts include: John Cobb, Executive Vice President, Chief Investment Officer, Ventas, Inc.; Scott Kremeier, Senior Vice President, Houlihan Lokey; and Ryan Maconachy, Senior Managing Director, HFF.
