He currently serves as President/CEO of Lancaster Pollard Mortgage Company and as senior managing director of Lancaster Pollard & Co.
Brian has spent over 20 years providing financial guidance and capital funding to health care, senior living, and affordable housing providers. His experience includes the structuring of more than 150 debt transactions totaling over $2 billion of principal amount using a wide variety of structures, including public and private offerings of notes and bonds, government agency programs and proprietary loan products. Prior to co-founding Lancaster Pollard, Brian was with the Capital Markets Group of Bank One, Columbus. He currently serves on the Senior Living Business Interactive Editorial Advisory Board.
Brian received a bachelor’s degree in finance from the University of Kentucky. He is a regular speaker at national conferences on investment and mortgage banking topics for the health care, senior living, and affordable housing sectors.

Ryan Miles is a vice president with Lancaster Pollard, a financial services firm based in Columbus, Ohio, that specializes in providing capital funding to the health care, senior living and affordable housing sectors. In addition to underwriting tax-exempt and taxable bond offerings, Lancaster Pollard provides organizations a complete range of funding options through its Fannie Mae/FHA/GNMA/USDA-approved mortgage lender subsidiary. Ryan has accrued a decade of experience in multifamily-rental-housing finance industry, including credit analysis, valuation and underwriting.
After beginning his career in residential mortgage lending, Ryan worked in the underwriting department of a low income housing tax credit (LIHTC) equity syndicator then started at Lancaster Pollard in early 2006. Since joining the firm, he has been exposed to a wide variety of financing structures and he currently manages the career development of Lancaster Pollard’s associate pool and plays an active role in the firm’s internal educational training program.
Ryan received a bachelor’s degree in finance from Wright State University in Dayton, Ohio. He holds general securities and investment banking representative licenses (Series 7 and 79) and has been approved by HUD to underwrite both MAP, LEAN and LIHTC Pilot transactions. Ryan also serves as underwriter for USDA Section 538, Fannie Mae Multifamily Affordable Housing and Fannie Mae Senior Living transactions.
Douglas Korey is the president of Lancaster Pollard Finance Co., LLC, a finance company that offers balance sheet lending and investing to the seniors housing and health care industries. Korey joined Lancaster Pollard in 2014 as part of the fi rm’s business expansion to further its ability to provide comprehensive solutions to its clients. As president, Korey will lead the national effort to provide senior mortgage, construction, mezzanine and bridge loans, as well as preferred equity fi nancing and A/R fi nancing to small- and middle-market health care clients. These products are wholly synergistic with the fi rm’s agency fi nance and investment banking companies, Lancaster Pollard Mortgage Co. and Lancaster Pollard & Co. Prior to joining Lancaster Pollard, Korey was a co-founder, partner and managing director of Contemporary Healthcare Capital, LLC. There he was responsible for the day-to-day management and oversight of all activities, including the formation and management of seven health care funds and three licensed small business investment companies. He has over 25 years of structured fi nance experience and has fi nanced over $1 billion of debt and equity to the senior housing and long-term care industry throughout his career. Prior to forming Contemporary Healthcare Capital (formerly Ziegler Healthcare Capital), Korey was president of Dynex Healthcare, Inc., a balance sheet lender of senior mortgage and mezzanine fi nancing to the senior housing and long-term care industry. Prior to that, he formed the fi rst long-term care mezzanine fund in the country at Ziegler Capital Company. In addition, Korey is a member of the Board of Directors for the National Investment Center for Seniors Housing and Care (NIC) and is the co-chair of the NIC’s skilled nursing component of the NIC Capital & Business Strategies Forum Planning Committee.
Nicholas Gesue is the chief executive officer of Lancaster Pollard. Over the last decade, Nick was instrumental in the development of Lancaster Pollard’s mortgage lending platform. In his previous tenure as the chief credit officer, he played a key role in implementing the firm’s private equity fund and balance sheet lending operations. He has also served as an executive committee member and has been involved in Lancaster Pollard’s strategic planning and implementation efforts for nearly four years. His accomplishments include successfully underwriting more than 350 transactions totaling more than $3 billion in loan volume.
Nick received his bachelor’s degree in economics from Denison University in Granville, Ohio. He is a member of the Executive Committee on Healthcare Financing, a coalition of mortgage and investment bankers, financial advisors and law firms based in Washington, D.C.
